Baydale Village is surrounded by countryside and walking routes along Cocker Beck, with on-site sports pitches to be built in a future phase.

There are a host of entertaining leisure opportunities within 15 minutes’ drive. Be immersed in miles of natural trails at Skerningham Woodlands, or for days spent golfing, Darlington Golf Club boasts an impressive 18 holes across rolling greens. Darlington Hippodrome provides visitors with exciting theatre shows, with performances ranging from comedy to dance. Raby Castle is a highlight of Darlington’s leisure scene, the impressive estate boasting acres of exciting attractions. Tour the historic castle, or enjoy the beautiful walled garden, deer park, and Platters’ forest.

Darlington is surrounded by some of the finest natural sights in the country, including the North York National Park and the North Pennines National Landscape. The nearby coastline is among the best in the country, with Saltburn-by-the-Sea in particular known for its beautiful clifftops and sandy beaches.

For metropolitan days out, easily reach Newcastle and Sunderland in around 50 minutes, and Durham and Middlesbrough in just 30 minutes when driving.

The homes are situated in a sought-after west-end location, made desirable in part by its proximity to some of the best local schools. Additionally, a school is to be built in a future phase of the development.

Nearby primary schools include Mowden Junior School just under a mile away, and St Mary’s Primary School and Reid Street Primary School – both of which are a four-minute drive from the homes.

Secondary school choices include Carmel College and Wyvern Academy, both of which are two miles away. For older students, Queen Elizabeth Sixth Form College is a four-minute drive away, while students of Carmel College can also continue their studies within the establishment at sixth-form level. Darlington College is a little further away, situated three miles from the homes.

Those who wish to study higher education can attend Teesside University and Durham University a 25-minute drive away, and The University of Sunderland 40 minutes away by car. Several other universities are reachable in an hour, including The University of Newcastle, Northumbria University, The University of Sunderland, The University of York, and York St. John University.

Ideally situated for easy access to some of the country’s most major road networks, including the A1 and A19, the homes are perfectly placed for effortless commuting. For more local travel, the A67 can be reached in seven minutes for trips to the west, and the A66 in just 12 minutes for journeys to the coast.

Darlington Railway Station, just under three miles away, offers travel links across the country with direct routes to Edinburgh, York, and London among others. Residents can arrive there by car, or catch a bus from Rosedale Crescent bus stop a 14-minute walk away. Most notably, commuters can reach Newcastle from the station in half an hour and Durham in just 15 minutes.

For air travel, Teesside International Airport is a convenient 16-minute drive away, with Newcastle International Airport 43 miles from the homes.

Local amenities are plentiful, with the neighbouring village of Cockerton host to independent eateries, a post office, and doctors’ surgery, all accessible in a three-minute drive or a 20-minute walk. Additionally, residents can enjoy delicious homemade food at a nearby inn just a six-minute drive away. Darlington, situated two-and-a-half miles away, has a broad selection of restaurants, pubs, and bars to choose from including Italian, Indian, and Caribbean.

For shopping, the town centre has high street favourites lining the streets, with more shopping opportunities found within Cornmill Shopping Centre. Other local shopping centres include Darlington Retail Park a 10-minute drive away and Teesside Shopping Park 15 miles away.

Notably, Eldon Square in Newcastle and Metrocentre in Gateshead are nationally recognised shopping malls known for their expansive range of stores. For even more shopping and dining opportunities, Newcastle’s high streets are filled with retail giants, independent stores, and eateries to suit all tastes.
