Worry-free, warranty

Your new home will be perfectly yours, but we can’t promise that it will be perfect. With a 10-year warranty on every Bellway home as standard, we’re here to fix anything that isn’t quite right after you move in, so you keep enjoying the ‘shiny new home’ feeling for longer.

The 10-year NHBC Buildmark policy, or equivalent warranty from another provider, covers you if anything crops up after completion day - from snags and minor defects you notice as your new home settles, to very rare issues like structural faults that might appear in a few years’ time. It’s made up of a two-year builder warranty from legal completion, then eight years of structural defects cover, but it also includes deposit protection from exchange of contracts so your money’s safe if anything happens before you get your keys.*

Our talented teams build every Bellway home to meet the rigorous standards of new-build home construction, and our homes undergo several careful NHBC (National House Building Council) checks to make sure we’re on track. But with so many people, materials and processes involved in building a home, from time to time, you might need us to come back and have a look at something. Your warranty is our assurance that we will.

What your warranty covers

We hope you’ll never need to use your warranty, but it’s reassuring to know that it’s there. For the first two years, Bellway provides your warranty; this means during this time we’ll be responsible for fixing any defects with your new home that are in breach of NHBC requirements. We’ll also cover any costs while we’re working on your home, such as if you need to find alternative accommodation or pay for storage.

From year three to year ten, the NHBC takes over with further insurance protection for your roof, flue and chimney (if applicable), walls, stairs, ceilings, foundations, glazing and access. The NHBC is an independent, non-profit organisation and the UK’s leading provider of warranty and insurance protection. As well as carrying out detailed checks on every Bellway home, the NHBC invests in funding to improve building quality across the industry – so your home’s in safe hands.
