Saving for a mortgage deposit while also paying rent? It’s like trying to brush your teeth while eating biscuits. The Track Record mortgage is designed to help more people get out of renting and onto the property ladder, even if you have no deposit saved at all.  

A Track Record mortgage could be right for you if: 

  • You’ve been paying rent for 12 months or more,* 
  • You have no deposit, or no more than 5% saved,  
  • You’re a first-time buyer or haven’t owned a home for three years, 
  • You’re aged 21 or over.  

How does a Track Record mortgage work?

This deposit-free 100% mortgage removes the barriers to buying a home that most renters face. It’s recognition that just because you can’t afford to save for a deposit while paying rent, it doesn’t mean you can’t afford to repay a mortgage.

To be eligible for a Track Record mortgage you’ll need to prove that you’ve paid rent for at least 12 months in a row within the last 18 months*. You must be a first-time buyer or not owned a property in the UK or abroad within the last three years.

As for your mortgage deposit, you don’t need to have one saved at all. You can put down a small deposit but it can’t be any more than 5%.

The Track Record mortgage is available exclusively through Skipton Building Society and can be used to buy a brand-new home or an older property. So if your heart’s set on a new Bellway home, you could break up with renting sooner than you thought.

Can I purchase any property with a Track Record mortgage?

Yes, a Track Record deposit-free mortgage can be used to purchase any type of home. Whether that’s a new build or a second-hand property, or a house or apartment.

Can I buy anywhere in the UK?

Track Record mortgages are currently only available to buyers who are renting in England, Wales and Scotland.

Who is eligible for a Track Record mortgage?


Buyers could be eligible for a Track Record mortgage if:


  • They can provide evidence of consistent payments for at least 12 months and within the last 18 months,*

  • They haven’t owned a property in the UK or abroad within the last three years,

  • They’re aged 21 and over,

  • They haven’t missed any payments on debts or credit commitments within the last six months.

Is there a limit on the loan amount?

The amount that Skipton Building Society will lend you depends on how much rent you’re currently paying and your affordability. £600,000 is the maximum loan amount for a Track Record mortgage, and the interest rate will be fixed for five years.

If I have a deposit, can I reduce the amount I need to borrow?

Yes, you can put down a deposit of up to 5% on a Track Record mortgage and borrow at least 95% of the property price. You can also use a gifted deposit provided that it doesn’t exceed 5%.
